About CBRE Group Inc

CBRE Group, Inc., incorporated on February 20, 2001, is a holding company that conducts all of its operations through its subsidiaries. The Company operates as a commercial real estate services and investment company. The Company operates through the segments: The Americas; Europe, Middle East and Africa (EMEA); Asia Pacific; Global Investment Management, and Development Services. The Company provides services in the office, retail, industrial, multifamily and hotel sectors of commercial real estate.

The Company provides commercial real estate services under the CBRE brand name, investment management services under the CBRE Global Investors brand name and development services under the Trammell Crow Company brand name. The Company's business is focused on commercial property, corporate facilities, project and transaction management, tenant/occupier and property/agency leasing, capital markets solutions (property sales, commercial mortgage brokerage, loan origination and servicing) real estate investment management, valuation, development services and proprietary research. Its contractual, fee-for-services businesses include property and facilities management, mortgage loan servicing, investment management and appraisal/valuation. Its contractual, fee-for-services businesses involve occupier outsourcing (including facilities and project management), property management, investment management, appraisal/valuation and loan servicing).The Company through its subsidiary Mainstream Software, Inc. provides mobile and software-as-a-service (SaaS) technology solutions for facilities management operations.

The Americas

The Americas segment consists of operations throughout the United States and Canada, as well as various markets in Latin America. Most of Company's operations are conducted through its subsidiary, CBRE, Inc. Its mortgage loan origination, sales and servicing operations are conducted through its subsidiary operating under the name CBRE Capital Markets, Inc. (CBRE Capital Markets) and its subsidiaries. The Company's operations in Canada are conducted through its subsidiary, CBRE Limited.

Through its Advisory and Transaction Services business line, the Company provides strategic advice and execution to owners, investors and occupiers of real estate in connection with leasing. It offers clients fully integrated property sales and mortgage and structured financing services under the CBRE Capital Markets brand. The Company's mortgage brokerage business originates, sells and services commercial mortgage loans through relationships established with investment banking firms, national and regional banks, credit companies, insurance companies, pension funds and government agencies. Its valuation services include market value appraisals, litigation support, discounted cash flow analyses, feasibility studies, as well as consulting services, such as property condition reports, hotel advisory and environmental consulting.

As part of the Company's outsourcing commercial real estate services, it offers occupier outsourcing, for corporations, public sector entities, healthcare providers and others, and asset services for property owners. Through its Global Workplace Solutions business line, the Company provides a suite of services to occupiers of real estate, including facilities management, project management, transaction management and strategic consulting. Its facilities management involves the day-to-day management of client-occupied space and includes headquarter buildings, regional offices, administrative offices, data centers and other critical facilities, manufacturing and laboratory facilities, distribution facilities and retail space. Project management services are provided on a portfolio-wide or programmatic basis. It provides asset services on a contractual basis for owners/investors in office, industrial and retail properties. These services include construction management, marketing, building engineering, accounting and financial services.

Europe Middle East and Africa

As of December 31, 2016, the EMEA segment operated in approximately 60 countries, including France, Germany, Ireland, Italy, The Netherlands, Spain, Switzerland and the United Kingdom. Its operations in these countries provide a range of services to the commercial property sector. Additionally, the Company provides residential property services, focused on the prime and super-prime segments of the market, in the United Kingdom. Within EMEA, its services are organized along similar lines as in the Americas, including leasing, property sales, valuation services, asset management services and occupier outsourcing.

Asia Pacific

As of December 31, 2016, the Asia Pacific segment operated in 16 countries. Its operations in Asia are located in Greater China, India, Japan, Singapore and Thailand. The Pacific region includes Australia and New Zealand. Its operations in these countries provide a full range of real estate services to the commercial sector, similar to the services provided by its Americas and EMEA segments. The Company also provide services to the residential property sector predominantly in the Pacific region.

Global Investment Management

The Company's operations in its Global Investment Management segment are conducted through its subsidiary, CBRE Global Investors, LLC (CBRE Global Investors) and its global affiliates. CBRE Global Investors provides investment management services to pension funds, insurance companies, sovereign wealth funds, foundations, endowments and other institutional investors seeking to generate returns and diversification through investment in real estate. It sponsors investment programs that span the risk/return spectrum across North America, Europe, Asia and Australia. CBRE Global Investors' investment programs are organized into categories, which include direct real estate investments through sponsored funds; direct real estate investments through separate accounts; indirect real estate investments through listed securities, and indirect real estate investments through multi-manager investment programs.

Development Services

The Development Services segment conducts its operations through its subsidiary, Trammell Crow Company, LLC, and certain of its subsidiaries, providing development services primarily in the United States to users of and investors in commercial real estate, as well as for its own account. Trammell Crow Company, LLC pursues development and investment in commercial real estate across a spectrum of property types, including industrial, office and retail properties; healthcare facilities of all types, including medical office buildings, hospitals and ambulatory surgery centers, and residential/mixed-use projects.

The Company Competes with Cushman & Wakefield, JLL, Colliers International Group Inc., Savills plc and BGC Partners; Eastdil Secured, HFF, L.P., Marcus & Millichap, Inc. and Walker & Dunlop, Inc.
